    Since January 1, 2008, CommonWealth REIT has turned approximately 34% of its portfolio by selling non-core suburban properties and primarily purchasing higher quality properties, at well below replacement cost, that are located in central business districts (CBDs).

    CommonWealth REIT has unequaled market and tenant diversification, featuring high quality assets with low historical per square foot costs.  Its properties are located in more than 60 metropolitan statistical areas (MSAs) and no tenant accounts for more than 2.0% of annualized rental income.
  • Long term leases.
    CommonWealth REIT has an average remaining lease term of over 6 years based on annual rents. Over 70% of its leases expire after 2014.
  • Conservative financial approach.
    CommonWealth REIT is investment grade rated (Moody’s: Baa2; S&P: BBB-) and has a strong balance sheet with total debt to gross real estate plus equity investments of only 45%. It has well laddered debt maturities with approximately 80% coming due after 2014.
